Interior fit-out and renovation across Dubai.

For residential properties, commercial spaces, and managed community projects. Project management and authority approvals are how we work across every service and every project type.

Interior Fit-Out

Complete interior fit-out for apartments, villas, commercial properties, and common areas across Dubai.

We manage joinery, flooring, ceilings, MEP coordination, kitchens, bathrooms, and all finishing works under one contract. From shell and core to a fully finished, handover-ready space, one project manager is accountable for the full scope.

Before a ceiling is fixed or a specification is confirmed, we check the layout against how the space will actually be used: diffuser positions relative to furniture, switch placement relative to where people stand, and storage logic relative to what the room needs to hold. These decisions determine whether a space works after handover, not just before it.

Before work begins

Layouts, materials, and finishes are visualised in 3D and approved by you before works begin on site.

Who it is for

Residential

New developer handovers, owner-occupier fit-out, and investment properties.

Commercial

Offices, retail units, and F&B venues.

HOA

Lobbies, corridors, and common facilities.

Service 02

Renovation & Refurbishment

Targeted works for properties and spaces that need upgrading or modernising.

Kitchens, bathrooms, full-unit upgrades, common area refurbishment, or selective works within a larger space. We scope the works and fix the price before anything begins.

The specification is calibrated to the brief and the client type. An owner-occupier’s renovation is specified to live-in standard, a rental property for durability and yield, and a resale property to the finish level that moves the sale price in that community.

Materials can be client-sourced or contractor-recommended. They are handled separately from the contract value, so the structure stays clean regardless of how materials are procured.

The same approach applies to commercial refurbishment: a restaurant refit, an office reconfiguration, or a retail unit upgrade.

Proposed layouts, materials, and finishes are visualised in 3D and approved by you before works begin on site.

Who it is for

Residential

Owner-occupiers, rental investors, and resale investors.

Landscaping & External Works

Garden design and installation, pool surrounds, external tiling, and outdoor shared areas.

External works for residential properties include garden design and planting, pool surround tiling and waterproofing, terraces, pergolas, and outdoor lighting. For HOA and building management clients, external works are often the primary scope: shared pool decks, landscaped common areas, external walkways, and changing rooms. We manage these works under the same structure as internal fit-out, with one contract and one contact.

Landscaping and external works are frequently the element that most residents notice in a managed community, and the most visible to prospective buyers and tenants in a residential property. The same planning and specification discipline applies here as to any internal scope.

Before work begins

Scope, specification, and programme are agreed in writing before works begin on site.

Design & 3D Visualisation

We carry out a brief and site survey first. We agree the specification and fix the price. Then we produce the renders, so you see exactly what is being built before work begins on site.

Every project includes a design and 3D visualisation stage. Once the brief is agreed and the contract is in place, we produce detailed renders covering layouts, materials, and finishes.

This is the stage where you see the result and decide on it. Changes at this point are straightforward. The same changes made on site involve labour, materials, and time, and create variation notices. If material preferences shift, we update the specification and price before anything is ordered.

For HOA and commercial clients, the 3D visualisation stage also serves a practical function: committee members and business decision-makers can approve the design clearly before works begin, reducing the risk of mid-project changes.

What you approve

What you approve at this stage is what gets built.

Joinery

Custom cabinetry, wardrobes, kitchens, and built-in furniture, designed to specification and produced by a specialist joinery firm.

Custom joinery is designed as part of the 3D visualisation stage, so you see the finished piece before it is built. It is produced by a specialist joinery firm to the agreed specification. You work through PerfectSpace throughout: one contact, one design process, one handover. From a single wardrobe to a complete kitchen and storage installation across a whole villa, the same process applies.

Joinery is frequently the element that most defines how a space feels after handover. It is also the element most often compromised when a project runs into budget pressure mid-build. We design and price joinery accurately at tender stage, to the specification and not below it.

See it first

Each piece is rendered in the space during the design stage, so you approve the joinery before it is made.

Who We Work With

Our services, calibrated to your brief.

The services above apply across all client types. What changes is the specification, the programme, and the way the project is structured. The quality of the work and our commitments on price, programme, and accountability stay the same.

Residential

Owner-occupiers

You are fitting out or renovating a property you will live in. The brief is personal: your standard of living and your daily experience of the space. We apply a full design stage including 3D visualisation, specify to a mid-to-high standard, and check the functional details (switch placement, diffuser positions, storage logic) before the build begins. The space should feel right in three years, not just on handover day.

Residential

Rental investors

You are fitting out or renovating a property that tenants will occupy. The brief is yield and durability. We specify to a standard calibrated to the rental market in your community: robust enough to hold up across tenancy cycles, appropriate for the rental bracket you are targeting, and matched to the return the property will generate. Timeline matters, because a property sitting empty between works and tenancy is carrying cost.
Residential

Resale investors

You are fitting out or renovating a property to sell at a margin. The brief is a value equation. We advise on the finish level that moves the sale price in your specific community: what buyers in that market expect, where selective high-tier specification earns a return, and where it does not. We have completed projects in communities across Dubai and can advise specifically rather than in general terms.

Commercial

Offices, retail, and F&B

You are fitting out or refurbishing a commercial space. The brief is operational: a space that opens on time, to budget, with the authority approvals in place. Budget variations have to be reported upward, and a delayed handover means delayed trading. A fixed-price contract with named milestones gives you the certainty both require.
HOA

HOA & building management

You are a committee or building management team commissioning works to common areas, external spaces, or shared facilities. The brief is accountability: the budget is community funds, the audience is every resident in the building, and the documentation needs to serve a committee review and resident communication process. Every HOA proposal includes a detailed bill of quantities by area and a formal programme, structured for the approval process it has to pass through.
Crisis recovery

A fit-out that has gone wrong

The contractor has stopped responding, the work is incomplete, or what was delivered does not match what was agreed. We are brought in regularly in this situation. We assess the site, give you an honest view of where things stand, and tell you what it would take to complete the project properly, including what is recoverable and what is not.

How We Work

Five steps from brief to handover.

01

Brief & Survey

A call or site visit to understand your space, your goals, and your timeline, followed by a survey where needed. No commitment is required at this stage.

You leave with a clear scope and an honest timeline.

02

Contract & Programme

A fixed-price contract and a written delivery programme with named milestone dates. Everything in writing before design work begins.

Variations are only raised where the scope changes.

03

Design & 3D Renders

With the contract in place, we produce detailed 3D renders covering layouts, materials, and finishes. You see exactly what is being built before work begins on site.

What you approve at this stage is what gets built.

04

Site Execution

Works commence with a dedicated site manager and a single client contact throughout. Regular progress updates, and notification before any decision point that needs your input.

We coordinate all trades, suppliers, and building authority requirements.

05

Handover

Full snagging completed before you walk through. Handover pack with warranties, material specifications, and supplier contacts.

The project closes when you are satisfied.

Frequently Asked Questions

Questions by client type.

A standard one-bedroom apartment typically takes 6 to 8 weeks from works commencement. Two and three-bedroom units range from 8 to 12 weeks. We provide a fixed programme at tender stage so you have a named completion date before work begins.

Yes. The 3D visualisation stage is where material and finish decisions are made, once the contract is in place. You review and approve the specification, including any adjustments to materials, before work begins on site. Materials can be client-sourced or contractor-recommended, and they are handled separately from the contract value. If your preferences shift, we update the specification and price before anything is ordered.

Before we confirm any specification, we check the layout against how the space will actually be used: where diffusers sit relative to seating and sleeping areas, where switches sit relative to where you stand, and whether the storage serves the room’s purpose. These decisions are far easier to change at design stage than on site, so we catch them before the build.

Yes. We manage the NOC process with your building’s facilities management team and coordinate any required authority approvals as part of our standard scope. You do not manage this process.

We calibrate the specification to the rental market in your community: robust enough to hold up across tenancy cycles without overcapitalising relative to the rental income the property will generate. High-tier finishes are specified only where they serve the yield objective.

It depends on the community and the buyer profile. We advise specifically: what buyers in your community expect, where selective high-tier specification earns a return at sale, and where it does not. Overcapitalising on a resale is as much a risk as underspecifying. We have completed projects across Dubai communities and can give you a grounded view for your property.

Yes. We provide a fixed programme at tender stage. A property sitting empty between works completion and tenancy is carrying cost, so we treat the timeline with the same rigour as the price.

Yes. NOC applications and any required authority approvals are part of our standard scope, and the coordination stays with us.

Commercial fit-out timelines depend on the size and condition of the space and the authority approval requirements. A typical office fit-out of 1,000 to 2,000 sq ft takes 8 to 12 weeks from works commencement. We provide a detailed programme at tender stage tied to your operational requirements.

Yes. Authority approvals, including Dubai Municipality, civil defence, DEWA, and developer NOC, are managed as part of our standard project management scope. A failed inspection is a compliance event as well as a delay, so we manage the approval sequence proactively.

Yes. We can programme works in phases to allow continued business operations. Commercial buildings in Dubai typically have defined contractor access windows, such as early and late hours, weekend shifts, or phased floor-by-floor access. We design the programme around those requirements, with access arrangements agreed at tender stage before any contract is signed.

We issue a detailed bill of quantities and a fixed-price contract before works commence. Variations are only raised where the scope changes, and they are agreed in writing before any additional work proceeds. Budget changes in a commercial project have to be reported upward, and this structure gives you the certainty that requires.

Every HOA proposal includes a detailed bill of quantities broken down by area or element and a formal project programme with named milestone dates. The documentation is structured so the committee contact can share it with the board and with residents without requiring interpretation.

Common area works affect every resident in the building. We manage noise, access, dust, and service interruptions to the standard described in the proposal. Working hours, access restrictions, and cleanliness standards are defined in the proposal and form part of the contracted scope.

Yes. External works, including pool decks, garden areas, external walkways, and changing rooms, are a significant part of our HOA scope. We manage these under the same programme and contract structure as internal works.

Scope changes are managed through a formal variation process: a written variation notice with the cost and programme impact agreed by the committee before any additional work proceeds. Community funds require that discipline, and so does our contract structure.
